Tassel Ridge – Upcoming Meeting

Just in case you didn’t get the email from Katie at Gander about the upcoming meeting, here is her email with all the information:
Neighbors of Duncan’s Ridge, Buckhorn, Creek, and the Surrounding area,
We wanted to email you to give you an update on Tassel Ridge and to get you a digital link to our next zoom meeting. You should have received a letter inviting you to another neighborhood meeting for our project located at 5900 Duncan Cook Rd on January 16th (I’ve included the link info below). There were a number of questions and concerns that came up at our last meeting that we have been working to get answers for you on and we will follow up at that meeting. We have not submitted the zoning yet. We wanted to work through a lot of the things that came up at that first neighborhood meeting first, and that took a little longer than anticipated. The biggest change to our plans is that we have created a road that connects the northern portion of the project to the southern portion of the project, so traffic for those northern properties won’t go through Duncan’s Ridge and Buckhorn creek to the extent it would have when we first shared our plan. I’ve attached the revised site plan showing this modification. We hope you can join us on the 16th. If you can’t make the 16th, we can be available for one on one discussions.
There were several follow up items from our last meeting, I have included those follow up items and the answers below:
TASSEL RIDGE FOLLOW UP ITEMS:
- VERIFY WITH TRAFFIC ENGINEER ON TIMING OF TRAFFIC LIGHT
- Traffic light funding will likely need to be sent to DOT with first phase of development based on current functioning of intersection. Note: Additional turn lanes are now being installed at this intersection as well.
- VERIFY WITH REGULATORY AGENCIES IF IT IS POSSIBLE IN HOLLY SPRINGS ETJ TO DEVELOP USING THE STANDARDS OF WAKE COUNTY OR WELL AND SEPTIC LOTS.
- Town of Holly Springs verified that only developments with less than 5 lots total can develop with well and septic lots. And we must meet Holly Springs standards rather than Wake County Standards as we are in Holly Springs ETJ.
- VERIFY WITH REGULATORY AGENCIES THAT TYING TO EXISTING STREET STUBS IS REQUIRED/ALLOWED
- Town of Holly Springs verified that we must tie into stub streets from Duncan’s Ridge.
- VERIFY WITH ENVIRONMENTAL CONSULTANT IF PROTECTED SPECIES OF BATS ARE ONSITE
- Environmental consultant found no protected species of bats onsite. Report has been sent to EPA.
- VERIFY WITH ENVIRONMENTAL CONSULTANT ON STREAM CROSSING IMPACTS IF NEW ROAD INSTALLED
- We can install a road across the stream and not impact above the .05 acres threshold.
- VERIFY IF NATURAL GAS CAN BE INSTALLED
- We have reached out to Dominion Energy to see if they will serve this property with Gas and are awaiting a response.
- VERIFY IF THE PUMP STATION IS SIZED FOR THE DUNCAN RIDGE PROPERTIES
- Pump Station is sized to take on future development from North and East. Because Duncan Ridge is downstream from us, we didn’t size the pump station to take on the entire neighborhood, but in the event that some resident’s septic systems failed, our pump station is sized large enough to handle that additional capacity.
- VERIFY THE NPDES CALCS WITH CIVIL ENGINEER
- Based on current impervious take-offs, the civil engineer has sized the stormwater controls to be constructed wetlands.
- VERIFY THE DEPTH OF ROCK IN GEOTECH REPORT TO VERIFY IF BLASTING WILL BE NEEDED
- Geotech test holes all dug to a minimum of 15’ in depth and no rock found.
- VERIFY WITH NCDOT ABOUT DUNCAN RIDGE’S ROADWAYS AND WHY THERE IS ONLY A SCRATCH COAT
- We have submitted a request through the NCDOT portal for a top coat on these roads.
- CONSULT WITH ENGINEERS ON SOUND ATTENUATION & BUFFERING
- Our research shows residential suburban neighborhoods create sound at an average of 40 decibels. A 25’ thick broadleaf buffer would reduce sound by approximately 10 decibels. So we will commit to 25’ of preserved vegetation + 25’ of broadleaf evergreens adjacent to existing residential. To ensure that sound buffering is successful year round.
- CONSULT WITH APPRAISER RE: IMPACT ON DUNCAN RIDGE HOME VALUES
- Talked with financial team on this. Smallest lots will start at 450. Larger lots will be in the high 700s and low 800s. Based on lot and house sizes in Duncan’s Ridge, our large lot sales will be the appropriate comps and should have a net positive or neutral impact on values in Duncan’s Ridge.
